The big idea
Negotiation is just one part of selling. It's still a numbers game. You build the relationship, and you keep showing up. When a deal falls through, you're not failing. You're getting better. These tools help you show up well.
4 tools + 1 next step
Say what they feel
Don't argue. Name the feeling first.
"Murag naa kay nakita nga mas barato."Ask "what" or "how," not "why"
"Why" feels like a fight. "What" and "how" open the door.
"What do you need to see to be sure?"Don't drop your price
Giving back 1% of a 5% commission costs you 20% of your pay. Change the deal instead.
Payment schedule, unit, inclusions, timing."Mahal" doesn't mean "no"
Every objection has a real meaning. Find it.
Comparing? Scared of the monthly? Needs more info? One small next step
Don't be atat. Ask a question they can safely say no to.
"Would it be a bad idea to visit the unit this Saturday?"The full sheet has more examples for each tool, the 3 objections agents hear most, and a 15-minute huddle plan for your team.

This cheat sheet comes from a 2-hour, hands-on workshop for real estate teams: real buyer stories, role-play on the objections your agents hear every week, and a simple plan for your Monday team huddle.
Shared by Dave Visaya, a real estate investor in Cebu. Not a negotiation guru, just a buyer who has sat on the other side of your table many times.
